Landlord Process

1Valuation

We will value your property based on our years of experience and our knowledge of current market conditions, and we will explain our opinion to you with reference to comparable properties currently on the market and recently let.

2Marketing Material

We will arrange professional photographs and a floorplan of your property.

3Presentation

Your property will be advertised on our website and on Zoopla and Rightmove, the largest and best-known property portals.

4Benefits of Corporate Services

We will use our excellent relationships with leading Relocation Agents to promote your property to the corporate clients retain their services.

5Viewings

We will endeavour to arrange viewings with as many genuine applicants as possible and we are happy to work at whatever time of the day or week is necessary to achieve this. All applicants are accompanied on viewings.

6Receiving an offer

Once we receive an offer we will confirm to you in writing who the applicants are, their occupations and the details of the offer.

7Offer agreed

All offers are accepted subject to agreement of the contract and receipt of satisfactory references. Once we have your authority to confirm the offer we will ask the applicant to pay a holding deposit equal to two weeks’ rent. When this is received we will change the advertised status of the property to “Under Offer” or “Let Agreed” and we will not show the property any more.

We apply for references ourselves, we do not use a third party. We will ask for references from the applicant’s employer, bank and current or most recent landlord and we will also ask the applicant for a credit check. We will show all of these to you for your approval.

9Tenancy Agreement

A draft Tenancy Agreement will be given to both parties for review and comment. At this point we will confirm, amongst other things, any option to renew and any break clause. Once agreement is reached, we will produce hard copies for both parties to sign.

10Finishing touches to the property

We will arrange for professional cleaning [if necessary] and an inventory of the property.

11Completion

Once the Tenancy Agreements have been signed and full monies have been received, the keys will be released to the tenant(s) on the start date of the tenancy.

TENANTS PERMITTED PAYMENTS FOR ASSURED SHORTHOLD TENANCIES / LICENCES / GUARANTOR & RELEVANT PERSONS


Permitted Payments By Tenants
1. Rent
2. A refundable tenancy deposit of no more than six weeks rent for rents in excess of £50K per annum or a tenancy deposit of 5 weeks for rents up to £50K per annum.
3. A refundable holding deposit of no more than one week’s rent
4. A payment that is required in the event of a default by the tenant such as late payment or breach of the tenancy agreement by the tenant provided this is no more than the landlord’s or agent’s reasonable costs
5. Payments on assignment, variation or novation of a tenancy at the tenant’s request, capped at £50 inclusive of VAT or the reasonable incurred costs (net costs, any excess is considered a prohibited payment)
6. Payments in respect of early termination of a tenancy agreement at the tenant’s request capped at the landlord’s loss
7. Payment to a local authority in respect of council tax
8. Payments in respect of energy and other utilities
9. Payments to the BBC in respect of a television licence
10. Payments in respect of communication services.

CHARGES FOR COMPANY LETS & COMMON LAW TENANCIES

Bank Reference
Your bank may charge you for supplying a status enquiry. The cost varies according to the bank, but is usually between £8 and £25.
Credit Check
We normally ask the applicants to sign up with Equifax to obtain a credit report. Equifax will provide the report free of charge as a part of their 30-day free trial, after which a monthly fee of £14.95 will apply if not opted out.
Inventory Check-Out
The check-out fee is approximately £120 - £250 and varies according to the size of the property and the amount of furniture. We will advise you of the exact cost before a holding deposit is paid.
